Lupine Properties, founded in 2010, is a locally owned real estate, construction, and facilities management firm proudly based in Pasadena, California. We serve both residential and commercial clients throughout Pasadena, Altadena, and the surrounding San Gabriel Valley, offering comprehensive services that include real estate acquisition and rentals, construction and remodeling, general contracting, handyman services, permit coordination, project management, and ongoing property and facility maintenance. Our integrated approach allows us to guide projects from initial planning and design—working closely with architects and engineers—through construction, final inspections, and long-term care, all with a commitment to quality, transparency, and clear communication.

For more than a decade, Lupine has supported private homeowners, public entities, schools, and local businesses by providing practical, cost-effective solutions in complex and evolving environments. In the wake of the Altadena fires, we are honored to support our community by helping homeowners navigate the rebuilding process—from emergency repairs and fire-damage assessments to permits, construction, and full home rebuilds. As a local company, we understand the emotional and logistical challenges that come with rebuilding after a fire, and we prioritize honesty, responsiveness, and advocacy at every step. Our deep connection to Pasadena and Altadena drives our commitment to community, accountability, and helping our neighbors rebuild safely, thoughtfully, and with confidence.

MEET THE TEAM

Joe Lansden
Construction and Real Estate Manager

Bio: Joe has built his life in the construction profession since 1977. In 1992, intending to follow the family business and his father’s footsteps, Joe obtained his Juris Doctor with a direction in the legal field and a focus on Real Estate and Contract negotiations. Eventually, Joe realized that the legal world was not his true passion and re-directed his career, returning to the creation of construction. In 1999, Joe started his own company, building in excess of 100 custom and speculative residential projects located in the California Central Coast region. Joe’s company included turn-key services ranging from in house real estate, land use entitlement, architecture, engineering, and construction. Subsequently, Joe obtained his Real Estate Broker license and transitioned to the commercial construction and real estate market.

Brooke Richards
Construction Project Manager
Bio: born and raised in Altadena, Brooke brings 12 years of expertise and a Master’s in Sustainable Management to Lupine. Her focus ensures efficiency and environmental sustainability is prioritized on every project. The result is effective project management and lower long-term costs for clients. Brooke has managed a nationwide network of office buildings, handling facilities upgrades, relocations, OSHA compliance and EAPs for every location. Brooke has been instrumental in moving different schools through Architectural Design Consulting, Occupancy and Zoning Changes, CUPs and Permitting which has helped to build city contacts throughout San Bernardino and Los Angeles County.
 
Andrew DeArmas
Facilities Field Services Supervisor and Lead Trainer
Bio: Andrew is a United States Marine Corps Veteran with over 15 years of experience in the construction industry. Andrew has 5 years of experience in charter school and nonprofit operations experience and is our lead trainer. Andrew also specializes in our disinfection services, general handyman services, and fencing work. Andrew manages the training of several staff members across the company ensuring that all customers receive the best service possible.
